Townhouse plans — suburban comfort at apartment prices and up to 30% lower costs

Buying a separate plot inside the city or in a prestige suburb often costs too much, while easy logistics and access to amenities decide a great deal for a modern family. A townhouse or duplex is a sensible alternative: the benefits of your own home at a price closer to an apartment.
Who it suits
The format works well for young families who want nurseries, schools, supermarkets and transport nearby but no longer the high-rise. It works just as well for an extended family where several generations want to live near each other and lend a hand.
- Autonomy and privacy: each family has its own isolated entrance, kitchen and bathrooms. Neighbours are close, daily life is fully independent.
- Shared zones: a common yard, playground or barbecue area can be set up, with landscaping costs split.
The economics of attached housing
A townhouse or duplex pays off at every step — from buying land to running the house:
- Land savings: an attached building takes noticeably less land than two separate cottages — a chance to take a better, more convenient plot closer to the centre.
- Build savings: a shared structural wall, a single roof and an optimised foundation cut the build budget by about 25-30%.
- Streamlined utilities: bringing gas, electricity, water and sewage to a single object (with separate meters per unit) is markedly cheaper.
Energy efficiency by form alone
Attached buildings are the benchmark for energy efficiency. The shared warm wall sharply reduces the external envelope exposed to cold air, so heating in winter and cooling in summer drop automatically.
A historical fact: the efficiency of this form is proven worldwide. The world's first Passive House in Darmstadt, built to the strictest energy standards, is itself a townhouse of four units.
How we design townhouses and duplexes
- A duplex from any plan: almost any typical cottage from the catalogue can be mirrored and combined into a single attractive building of two units. If you want exactly two — see the duplex section.
- Townhouses from sub-100 m² plans: the "up to 100 m²" section gathers ergonomic plans that block easily into rows of 3, 4 or more units.
Engineering detail: when we adapt a plan for a townhouse we work out the sound insulation of the shared wall separately — multilayer assemblies or movement joints, so neither you nor your neighbours have to hear each other.
