Balcony house plans — when a balcony is worth it and how to avoid cold bridges

Plans with balconies and terraces look stylish, but beyond aesthetics the practical side and the regional climate matter. They decide whether the balcony becomes a favourite spot or a needless line in the budget.

When a balcony is worth it

What justifies a balcony above all is a striking view of the landscape, forest or water. Without a panorama, a second-floor balcony usually stays unused and turns into a needless cost. It is an honest rule to start the decision from.

Two engineering points

Cold bridges: a traditional reinforced-concrete balcony slab as a continuation of the floor is a strong cold bridge through which the house loses heat in winter. The answer is modern thermal breaks or a balcony on independent post supports.
Solar shading: in energy-efficient projects a south balcony works as a canopy shading the floor below. But in summer it overheats itself, so its projection and size must be calculated by the architect from the sun's angle through the seasons.

Climate risks

In a mild southern climate a balcony can indeed replace a terrace. But in regions with long snowy winters an open balcony becomes a source of trouble:

Snow: drifts have to be cleared by hand to reduce the load on the structure and avoid snow melting against the walls.
Facade damage: constant wetting where the slab meets the wall destroys the finish and shortens the facade's life.
Mould: with a poor junction and waterproofing, moisture gets into the walls and reliably produces mould inside the rooms — bad for health and hard to remove.

Advice: for an open balcony in a snowy region, plan ahead for cable heating (de-icing) on the balcony floor and in the gutters, plus multilayer professional waterproofing with reliable drainage.

Terrace or balcony

For most country houses in a temperate climate a ground-floor terrace is more practical: easier to maintain, larger, connected to the plot and free of critical risks to insulation. Choose a balcony when you are ready to invest in complex waterproofing details for a unique view from the bedroom.
