The experience of building three apartment buildings in a country house.

Initial data.

There is a plot of 5.6 acres on which is a country house built in 1999. The house is brick, the floors are reinforced concrete panels.

The site is small and narrow. There are neighbors' houses on the perimeter.

Plot for reconstruction.

It is necessary to provide housing for three families.

The decision was made to keep the existing house. Thus it is necessary to carry out warming of walls, replacement of windows, replacement of a roof covering.

It is planned to add a two-family house for two families to the existing house.

At the same time it is necessary to observe the fire gap between new structures and houses of neighbors.

Soil studies (simple “geology”) were carried out before construction began. It is only through geology that the owners have learned that the groundwater is directly below the earth's surface, and the soil is weak (that is, of low bearing capacity). Therefore, to reduce the weight of the house, it was decided to make a prefabricated house frame (with wooden frame), and the foundation to be made in the form of monolithic reinforced concrete slab.

Reconstruction project developed. The existing house is planned to be added two-room house.

What this will look like is shown below.

Ground floor plan

In the old house, on the ground floor, there is a kitchen studio and a bathroom. The gas boiler can be placed in a pantry that has a window or in the kitchen.

In the attached house on the ground floor, in addition to the kitchens and bathrooms, managed to accommodate a small bedroom. Gas double boiler is located in the kitchen.

You can switch to solid fuel if necessary. In this case, the solid fuel boiler can be placed in the basement.

Second floor plan

The old house on the second floor has three bedrooms with spacious toilets and a bathroom. The area of the apartment in the existing house is 109,4 m2.

In the new house on the second floor there are also bedrooms and a bathroom.

The area of each apartment in the new house is about 90 m2.

The total area of the house after reconstruction, excluding the basement, 283m2.

Conclusion:

•      Even a small plot can solve a housing problem.
•      You should not "save on matches", that is, geology. And it should be done before the design begins. This will avoid big trouble in the future.
