Country house reconstruction project in Kniazhychi, Kyiv region
This country house reconstruction project in Kniazhychi shows how an old small dacha can be transformed into a modern comfortable cottage for year-round living. During the reconstruction process, the existing structures were inspected, the layout was improved, and an extension, bathroom, comfortable staircase, covered terrace and carport were designed.

Initial condition of the country house
In the 1980s, a small dacha measuring 6.3 x 6.9 m was built on a 6 ares land plot. Over time, there was a need to transform the old country house into a modern and comfortable cottage suitable for more convenient and longer-term living.

Let us analyze the layout of the existing building. On the ground floor there was a narrow and inconvenient kitchen-hallway with an area of 7.8 m², two bedrooms of 8.11 m² and 7.8 m², and a hall of 9.5 m². On the second floor, in the attic of the old house, there was a 26 m² room. The staircase to the attic floor was very steep, inconvenient and unsafe.
Structural inspection before reconstruction
A visual inspection of the structures showed that the existing strip foundations were in good condition. The walls were brick. The thickness of the ground floor walls was 38 cm, while the gable walls were 12 cm thick. The ground floor slab was made with timber beams.
Since the gable walls did not have sufficient strength and stiffness, they had to be dismantled. After analyzing the existing structures, we developed a reconstruction project that made it possible to transform an inconvenient and cold country house into a comfortable cottage.

Near the main entrance, an entrance hall of 3.1 m² and a bathroom with a shower of 4.6 m² were designed. The bathroom includes a toilet, washbasin, shower tray and washing machine. Placing the bathroom inside the heated house made the building more convenient and suitable for year-round use.
From the entrance hall, access is provided to the 9.5 m² kitchen. The bedrooms were left unchanged. A 16.6 m² living room was added to the existing country house. The living room includes a sitting area, dining area and staircase to the second floor. A storage room or wardrobe is provided under the stairs.
From the living room, access is provided to a covered terrace. Part of the terrace is reserved as a parking space for a car.

The second floor contains two spacious bedrooms. A concrete staircase with wooden steps was designed for access to the second floor. This solution made movement between the floors much more convenient and safer than in the old version of the house.

This is how the house was intended to look after reconstruction. The project provided for an updated exterior appearance, a more convenient entrance arrangement, a terrace and a carport.

Three and a half months after the beginning of construction work, the house already had an updated appearance. The photo shows the reconstruction result from the garden side.

From the street side, a carport is located in front of the house. At the client’s request, this project was developed in a minimal scope, without detailed structural design. The client calculated the materials independently.
