In 2019, a land plot near Kyiv was purchased for the construction of a modern suburban cottage. At the time of purchase, the previous owner had already built a solid foundation on the site. The new client made a logical decision not to demolish the monolith but to build a residential house on the existing base. A full-scale basement was located under a part of this foundation, reliably covered with industrial reinforced concrete panels, which was preserved to serve as a technical utility zone.

Architectural Solution and Ground Floor Layout

The ready-made project provides a rational single-story layout, including three cozy bedrooms, a spacious kitchen-dining area with direct access to a summer terrace, and an integrated garage for two vehicles. The geometry of the new load-bearing walls perfectly matches the contours of the pre-existing foundation, completely eliminating the need for additional expensive excavation works.

Based on the complex contours of the existing construction footprint, the bureau's architects developed a detailed working project for a single-story house. The day zone is represented by a large kitchen-dining area directly adjacent to the utility rooms. The private night zone includes three isolated bedrooms, which is optimal for a family of 3–4 people. The main design feature was the attachment of a spacious car garage box directly onto the pre-existing underground structures.

Transforming the Attic into a Living Mansard

This house project includes a spacious open-plan attic that can be easily converted into a living mansard floor by the owners if needed. To ensure maximum daily comfort, a dedicated space for full-scale stationary stairs is designed in advance in the entrance hall area. This allows for expanding the living space of the suburban cottage without a major overhaul of the roof truss system.

Exterior, Facade Solutions, and Site Improvement

The architectural image of the cottage is executed in a restrained European style. Large window openings provide excellent insolation for the living rooms. From the backyard side, an open summer terrace adjoins the house, serving as a logical extension of the kitchen-dining area during the warm season. The glazing and facade finishes are selected to visually lighten the structure and harmoniously blend the building into the suburban landscape.
