Where renovation begins

Before any re-planning or extension, the architect assesses the load capacity of the existing foundations, walls and floor slabs. That is what defines how much can be changed safely and what will need reinforcing. Without that assessment, any renovation project is a gamble.

When renovation is worth it — and when it is not

Honestly, renovation is not always rational. Sometimes a survey shows that all you can keep is a few cubic metres of old masonry with an awkward layout — and building new would be cheaper and better. We say so before the work starts, not after the money is spent. The choice between renovating and rebuilding should rest on the condition of the structure, not on a wish to save at any cost.
