Two-storey house plans — the most living space on the smallest footprint

A two-storey house is the optimum for a family of three to five. This is the largest section of our catalogue: full bedrooms upstairs, the day zone below, a clear split between private and shared space.
Why a two-storey house saves land
The main argument for two floors is the ratio. A two-storey house gives the best ratio of total floor area to building footprint, so it takes up the least room on the plot. That is what makes it the most rational choice on small or tight sites. A single-storey home is more comfortable to live in but eats more land — an honest trade-off worth weighing before you choose.
Layout
Almost every plan has two full bathrooms and three, four, sometimes five bedrooms. Bedrooms and private rooms move to the upper floor, while the kitchen-living room, entrance area and utility spaces stay below. This zoning keeps the bedrooms quiet and apart from the busy daytime area.
Structure and materials
The plans account for real materials: timber beams, floor slabs and the most common wall materials — aerated concrete, clay brick, ceramic block. The floor between storeys is usually reinforced-concrete panels, the attic floor timber beams.
- Foundation load: brick or aerated-concrete walls with RC floors carry significant mass — so we design the foundation from the results of a soil survey.
- Insulation: particular attention to the external walls and the floor above the second storey.
- Roof durability: the ventilated attic under the roof is easy to service, which helps the roof last longer.
What the project includes
Each project consists of architectural and structural drawings. Architectural — plans, elevations, sections; structural — detailed drawings of foundations, floors, lintels and roof with junctions. A full material specification is included, enough for an accurate estimate.
What we adapt
We sell only our own projects, so we can make changes to suit the client. Layout adjustments are best discussed with the architect — the author of the project, who knows every detail. Where needed, we add a carport or garage and change the wall material.
