готовый проект дома с мансардой Рута 3

Under this project, you can build a small but quite comfortable house with an attic of less than 100 m2 for three or four people. This is a comfortable house designed for a family with an average income is not complicated in construction. The project provides for the presence of four bedrooms. Three bedrooms are on the second floor. One bedroom is large, it has an area of 22.7 m2. This bedroom is for parents. The other two bedrooms are individual, designed for one person. Their area is 8.2 and 11.3 m2.

If desired, two small bedrooms on the second floor can be combined. Another 10.6 m2 bedroom is located on the ground floor. This bedroom can be used as a guest room or study. In addition, the bedroom on the first floor is convenient for older people who find it difficult to go up to the second floor. On the ground floor there is a large kitchen combined with a living room. In this room, with an area of 22.7 m2, it is possible to install a fireplace. The kitchen-living room is the entrance room to the stairs to the attic. This planning decision allowed us to get rid of the extra corridor. Under the stairs to the second floor there is a wardrobe for outerwear.

The house has been designed two bathrooms. On the ground floor, a bathroom of 4.4 m2 was designed with a shower, toilet and washbasin, on the second there is a small toilet of 2 m2 with a toilet and washbasin. For heating and hot water, the use of a dual-circuit gas turbo boiler or an electric boiler and boiler is provided. Devices for heating are placed on the wall of the kitchen. If necessary, convectors can also be used.

For this project, houses with an attic, the foundations are designed for non-sagging soils with a design resistance of at least 1.7 kg / cm2. It is assumed that the depth of freezing of the soil reaches 1.1 m. The foundation is tape made of cast concrete. The volume of concrete required for the construction of foundations is about 25 m3.

The external walls of the house are made of aerated concrete blocks and have a thickness of 400 mm. The approximate number of aerated concrete blocks necessary for the construction of external walls is 54 m3. In case you will insulate the exterior walls of the house, the minimum thickness of the insulation is 100 mm. The inner wall of the house is designed from brick M 100 in a solution of M 75 and has a thickness of 380mm. Partitions of the first floor of aerated concrete blocks 100 mm thick. Partitions of the second floor are plasterboard filled with mineral wool slabs.

Overlapping wooden beams. Mineral wool is laid between the joists. You can read more about how to perform effective soundproofing of a wooden floor in the article "Soundproofing of a wooden floor", which is located on our website in the "Construction" section. Mineral wool is used to insulate the ceiling of the attic and roof sections that collide with living quarters. For horizontal sections, roll insulation can be used. Due to the fact that the roll insulation can slide on the inclined sections of the roof, the insulation is used only in plates for roof insulation. The total thickness of the insulation is 350 mm.

From the premises, a layer of vapor barrier is laid under the insulation. As a vapor barrier, you can use a plastic film. The edges of the film must be glued with construction tape. On top of the insulation it is necessary to lay a layer of windproof film which prevents blowing out of the insulation and increases its thermal insulation properties by 10%. The roof is gable. Roofing - bitumen or metal shingles. Facade decoration - plaster for exterior work and painting. The base and the facade detail around the front door are finished with clinker brick tiles.

The project consists of architectural drawings, and drawings of structures. The structure of architectural drawings includes drawings of plans, facades and sections. The structure of the structures includes a plan of foundations, a plan of the walls of foundations, sections of foundations, plans of monolithic reinforced concrete belts and their sections, floor plans, a plan of the roof and rafters, sections of the roof, nodes and parts. The necessary specifications and a list of the amount of materials are provided for each part of the house. The draft construction intentions are attached to the project, which are necessary for you to obtain a “Construction passport”, “Message on the start of construction work” and, after completion of construction, commissioning of the house.

If you need a project of a similar attic house, but with a terrace, a vestibule and two large bedrooms on the second floor, this is the "Ruta 2" project. This project can be viewed here

On our site there are several projects of attic houses with an area of about 100 m2. These are the projects: “Starling 3” - 89 m2, “Ruta 2” - 95 m2, “Bambi 3” -101 m2, “Starling 7” - 102 m2, “Lilac” - 103 m2, “Violet” -104 m2, “ Periwinkle "-104 m2. If necessary, we can carry out project adjustments. Develop individual foundations according to the results of geological surveys, move window and door openings, replace wooden ceilings with reinforced concrete and so on.

t is also possible to develop the engineering parts of the project: water supply, sewage, heating, etc. Engineering sections are developed individually at the request of the customer based on local conditions, the adopted heating system, the topography of the site and other factors.
