Project of a spacious attic house with a garage.

The attic house with a garage has dimensions of 11.8 x14.3 m. A terrace with an area of 25.5 m2 is attached to the house. Taking into account the terrace, the length of the building is 14.8 m. The first floor consists of a large garage measuring 4.23 x 6.88 m, behind which there is a boiler room. The entrance to the house is provided from the garage. On the ground floor, there is a bedroom with an area of 16.7 m2, a living room with a fireplace with an area of 18.7 m2, a kitchen - 17 m2, a bathroom, a wardrobe and a staircase to the second floor. To reduce heat loss, enter the house through the vestibule.

On the second floor, there are three bedrooms designed with an area of 16.6 to 18.6 m2, a bathroom, next to which there is a sauna. There is also a wardrobe next to the bedrooms in the attic. The larger bedroom has a balcony. There is a large attic above the garage and boiler room. The entrance to the attic is from the landing located on the inner staircase. The ceiling height of the first floor is 2.87 m, the second is 2.8 m.

The foundations are designed for homogeneous non-subsiding non-porous soils with a design pressure on the soil of 1.5 kg / cm2 and the absence of groundwater. The depth of freezing is taken as 1.1 m. Foundations - monolithic reinforced concrete, tape. For monolithic foundations, it is necessary to prepare concrete of class B3.5 with a thickness of 100 mm. Around the perimeter of the house, make a blind area of asphalt concrete 30 mm thick, 1.5 m wide on the basis of monolithic concrete 150 mm thick. The horizontal waterproofing is made of a weld-on polymer-bitumen membrane. Perform vertical waterproofing of walls by coating with hot bitumen twice or using waterproofing mastic.

The base for the floors of the first floor is made of monolithic reinforced concrete 100 mm thick. A layer of waterproofing and insulation made of expanded polystyrene 150 mm is laid on the base, on top of the insulation it is necessary to arrange a cement-sand screed 50 mm thick.

External walls made of 400 mm thick aerated concrete blocks. Cover the outer walls with mineral wool or expanded polystyrene 150 mm and plaster with polymer-cement plaster. Internal walls are made of solid bricks. The partitions of the first floor and attic are designed to be made of 120 mm bricks or 100 mm aerated concrete blocks.

The slabs of the first floor are standard reinforced concrete panels. Overlapping the attic with wooden beams. Overlap over living quarters should be insulated with rolled mineral wool 350 mm thick. From the side of the warm room, under the mineral wool, lay a vapor barrier made of polyethylene film. Connect the joints of the film with construction tape. In order to reduce heat loss, cover the mineral wool with a layer of windproof film.

Wooden rafters. Place wooden elements of the roof at a distance of at least 380 mm from the inner surface of the flue duct. Use bituminous or metal shingles as roofing.
For heating the house and preparing hot water, it is possible to use a solid fuel boiler, a gas boiler or electrical appliances. The size of the boiler room allows you to use several heating devices at the same time. The most efficient device for home heating and hot water preparation is a heat pump. You can read about the heat pump and its types on our website in the "Engineering systems" section. Ventilation from the boiler room, kitchen and bathrooms is natural with the use of ventilation ducts and windows.

House water supply from a well. Sewerage - with the help of local treatment facilities, consisting of a reinforced concrete or plastic septic tank.
Exterior decoration of the house - decorative plaster and painting.
