Economical House Project with Attic, Terrace, and Fireplace
The ground floor consists of a vestibule, a boiler room, a guest bathroom, and an open-plan kitchen combined with a living room. Additionally, there is a small room intended for use as a study or home office. The living room features access to the terrace and is designed to accommodate a fireplace. The combined area of the living and kitchen space is approximately 28 m². The attic floor contains three bedrooms ranging from 8.7 to 14.8 m², a storage room, and a 5.1 m² family bathroom.
The foundations are specifically engineered for challenging soil conditions. The project assumes that the strip foundations will be seated on layers of fine silty sand (medium density) or stiff-to-plastic silty clay with sand lenses. The groundwater level is estimated at 1.2 – 1.4 m below the surface, with a standard frost depth of 1.0 m.
To prevent soil subsidence and floor cracking, the topsoil (vegetation layer) must be removed from the entire building area. The foundations are designed as monolithic reinforced concrete strips. These must be adjusted based on a site-specific geotechnical survey conducted prior to construction.
Horizontal waterproofing for walls and floors is provided by a fusion-bonded polymer-bitumen membrane. The ground floor consists of a 100 mm monolithic concrete slab reinforced with ∅10 mm mesh (150x150 mm) and insulated with 150 mm of extruded polystyrene (XPS). A 50 mm reinforced cement-sand screed is laid on top of the insulation.
The load-bearing walls are designed using 400 mm D400 aerated concrete blocks. Internal partitions on the ground floor are 100 mm aerated concrete, while the attic partitions use plasterboard on a metal frame. The inter-floor structure utilizes wooden beams, though it can be adapted for precast reinforced concrete panels if required. The roof is a simple gable design with wooden rafters and bitumen shingles (metal roofing or fiber-cement sheets are also compatible). Roof insulation consists of 350 mm basalt wool.
Heating and hot water are supplied by a dual-circuit gas boiler or electrical appliances located in the boiler room. For maximum efficiency, a heat pump is recommended. With a power consumption of 1 kW, a heat pump generates between 4 to 5 kW of thermal energy. You can find more information about these systems in our "Engineering Systems" section. Ventilation for the kitchen, bathrooms, and boiler room is natural, utilizing dedicated ventilation ducts.
Water supply is provided via a well, with the main pipe entering the house at a depth of at least 1.8 m to prevent freezing. Sewage is managed through a local treatment system or a septic tank. The exterior finish consists of decorative plaster or high-quality masonry paint.
