Проект коттеджа для узкого участка Ива. Проекты домов эконом класса от AkvilonPro

This project is designed for those who have a narrow plot, or a plot not narrow, but densely built up with household facilities, or densely built up with neighbors around the perimeter, which makes it impossible to put a wide house. This house for a narrow plot has a width of seven meters, which is two to three meters less than the width of an ordinary house. The length of the building, excluding the terrace, is about twelve meters, and with the terrace, porch and steps almost seventeen meters.

In front of the house, a large porch is designed over which there is a balcony that protects the porch from rain. To save heat, the entrance to the inside of the house is through the vestibule. On the right side is a small boiler room with an area of 2.9 m2, then - an entrance hall with an area of 6.3 m2. The width of the front is 1.79m, which makes it possible, at the partition opposite the entrance, to install a wardrobe for outerwear and shoes. On the left side is a room with an area of 11.5 m2. It can be an office or a bedroom. Further, the stairs to the second floor opposite which there is a bathroom. The bathroom has a size of 1.83 x 2.02 m. This allows you to place a toilet, washbasin and bathtub, or shower and washing machine.

Further down the corridor is the kitchen combined with the living room. This room has a kitchen area and the possibility of installing a fireplace. The wall contains smoke and ventilation ducts. From the kitchen-living room, access to the terrace is located, which is located at the end of the house. The terrace is covered by a roof and has dimensions of 7 x 2.4 m. On the second floor there are three bedrooms ranging from 12 to 25 m2 and a bathroom of 3.7 m2.

For heating the house and preparing hot water, it is possible to use a dual-circuit gas boiler that is installed in the boiler room. The volume of the boiler room is more than 7.5 m3 and the presence of a window allows you to install a gas boiler with a capacity of 24 kW, which is quite enough for heating and hot water supply. In the absence of gas for heating, it is possible to use an electric boiler and a boiler or heat pump.

The natural and climatic conditions adopted for the construction area correspond to the climatic region of Kiev Olasty, for snow load it is 5 district (1600Pa), for wind load - 1 region (400P), for ice-wind load - 3 region (19mm), for wind pressure with ice - 2 district (200P). At the construction site, seismicity of up to 6 points is taken into account. The calculated outdoor temperature is 22 ° C. The standard freezing depth is 1.1 m. The foundation is tape monolithic reinforced concrete. Foundations are designed for normal conditions. It is envisaged that the base soil is not moist, does not sag, and the strength is at least 1.5 kg / cm2. For a relative mark of 0.000, the floor level of the first floor is taken.

If during construction at the depth of the foundations you do not encounter loose soils, they should be selected and replaced with sand laid with a layer-by-layer seal. In order to prevent subsidence and cracking of the floor from under the house, it is necessary to remove the vegetative layer. Perform asphalt or concrete paving around the perimeter of the house. It must be borne in mind that the construction of foundations must be adjusted in accordance with the results of geological surveys at the construction site. Horizontal waterproofing under walls and floor should be made of surfaced roofing material “spolimod” or polymer-cement mortar of the “ceresit” type.

Exterior walls of aerated concrete blocks 375 mm. The inner walls are made of ceramic bricks. Partitions of the first floor are made of solid brick, the second floor is made of drywall. The inner surface of the outer walls must be primed and plastered with cement-sand plaster. In case of external insulation, use insulation with a thickness of 150 mm.

The floor of the first floor is insulated with 100 mm M35 polystyrene. On top of the foam, arrange a 50 mm cement-sand screed reinforced with a Ø4 BP1 100x100 mesh. Overlapping the first and second floors of wooden beams. For insulation and soundproofing of the ceiling, use mineral wool slabs. In the overlap of the second floor put 350mm mineral wool insulation. From the premises, arrange vapor barrier from plastic film. Glue the edges of the film with construction tape. From the attic side, close the insulation with a windproof film. The ceiling in the rooms of the first and second floors is made of drywall. It is possible to use a stretch ceiling made of synthetic film.

The gable roof is not difficult to build. Roof slope 35 degrees. Wooden rafters, covering - bitumen or metal shingles. The project provides that the rafters must be secured with twisted wires of 2Ø4ВР 1 wire to anchors laid in the seams under 2 rows of gas blocks. Rafters made of pine with a moisture content of not higher than 20%. Wooden elements must be thoroughly treated with antiseptic and flame retardant before use. Wooden elements that collide with concrete and brick structures, at the joints, close with roofing material and antiseptic. Place wood elements at a distance of at least 380 mm from the inner surface of the smoke channel.

To cover the roof, it is possible to use bitumen or metal shingles. When orienting one of the slopes of the roof south, it is possible to install photovoltaic panels - "solar panels" on the roof. It is possible to use a city water supply network or a well to supply water. Sewerage - with the help of local treatment facilities or a septic tank. The design of treatment facilities must be performed according to local conditions, namely the topography of the site and the level of groundwater.

Another house project for a narrow section of the project "Goldfinch". The house is 6.22 m wide and has an area of 119 m2. The house consists of three bedrooms and a kitchen-living room. This project has a slightly different planning solution, namely the entrance to the house from the side facade. This allowed to reduce the corridor. This project can be viewed here.
