Projects of houses up to 120m2 Оrex 4This is a modification of the very popular project "Swallow". The main difference between the Walnut 4 project and the Swallow series projects is the presence of a separate boiler room located at the front door. In terms of the building, the building has a width of 8.83 m and a length of 11 m. In the absence of structures on adjacent sections, a building that has a width of 13 m is sufficient for building this house. If the neighbors' plots are built up, it is necessary to take into account the need to maintain a fire distance between houses of 8 m . In front of the front door there is a porch measuring 1.6 x 1.2 m covered by a roof.

The following premises are located on the ground floor of a house with an area of 120 m2: a large vestibule with an area of 4.8 m2, a boiler room - 5 m2, an entrance hall - 8.4 m2, a bedroom - 13.2 m2, a kitchen combined with a dining room - 26.3 m2, and a bathroom - 5 m2. For quick ventilation and natural lighting, a window has been designed in the bathroom. Under the stairs leading to the second floor, it is possible to arrange a utility room. It should be noted that in the vestibule and in the hallway it is possible to install cabinets 60 cm deep for clothes. By the way, a window is provided for lighting the vestibule.

The location of the boiler room next to the front door is convenient in the case of a solid fuel heating boiler. This is an economical option, because it allows you to use entrance doors for logging firewood and coal, rather than making a separate entrance to the boiler room. The total area of the first floor is 67.5 m2. On the second floor of the house are designed three bedrooms, two large with an area of 14 and 15 m2, and one small one for one person - 9.8 m2. Also on the second floor there is a bathroom - 6.3 m2 and a dressing room - 2.6 m2. The attic hatch is located in the hallway. The total area of the second floor is 52.4 m2.

It is possible to use both a solid fuel boiler and a gas boiler or electrical appliances for heating and hot water. In the absence or high cost of connecting to the gas main, and the use of electrical appliances, you should consider heating using a heat pump. A heat pump is the most efficient device for heating because using 1 kW of electricity a heat pump produces 4-5 kW of heat. And in the summer, the heat pump can be used as an air conditioner.

The ventilation from the rooms of the boiler room, kitchen and bathrooms of the first and second floors is natural. It is envisaged to use aluminum corrugated pipes for ventilation. In the rooms, the pipes are located in drywall boxes and insulated with mineral wool with a thickness of 100 mm. The foundation is tape made of cast concrete. The foundations are designed for homogeneous non-subsiding soil with a conditional design pressure on the ground of 1.5 kg / cm2 and the absence of groundwater. Before starting construction, it is necessary to perform geological surveys, which will allow you to adjust the construction of foundations.

The design of the building is simple. In the center passes the wall on which the floor elements are supported. The external walls of the house are made of aerated concrete blocks D 400 with a thickness of 375 mm. Overlapping the first floor of standard reinforced concrete slabs, overlapping the second floor on wooden beams. In front of the house is a one-story building with a vestibule and a boiler room. The walls of this room are made of aerated concrete blocks D 400 with a thickness of 300 mm. Overlapping on wooden beams.

In order to reduce the penetration of water vapor into the wall of the house, the inner surface of the walls should be treated with a deeply penetrating primer and plastered with cement-sand plaster. The main volume of the building is covered with a gable roof. Boiler room with a pitched roof. For roofing, it is possible to use bitumen or metal tiles. If necessary, the roof can be covered with wavy asbestos-cement sheets. The floor of the first floor in a monolithic concrete base 100 mm thick on top of which is a layer of waterproofing and insulation 100 mm thick. From the side of the room, the insulation is covered with a reinforced cement-sand screed.

Overlappings of the second floor are insulated with rolled mineral wool 350 mm. In order to reduce heating costs, the external surface of the walls can be lined with insulation plates and plastered with decorative plaster. The thickness of the insulation is 100-150mm. The thickness of the insulation on the window and door slopes is 50 mm. For water supply at home, you can use both a well and a local water supply network. According to the DBN, a distance from the well to an autonomous sewage system of at least 20 m should be provided. Sewerage at home using an autonomous sewer system which may consist of local treatment facilities or a septic tank.

A similar project of a two-story house with an area of less than 120 m2 is the project "Periwinkle 2", which has an area of 119m2. This project can be   viewed here.

A similar project of a two-story house with an area of 120 m2 is the project "Nut 3", which has an area of 120m2. This project can  viewed here.

If necessary, the following sections can be added to the project that are developed individually, according to the conditions and financial capabilities of the customer: sewage and water supply project, heating project, power supply project.
