We are considering a project of a small compact house of modern architecture. One of the differences of this project of a modern house is a flat roof and maximum energy efficiency. In terms of the building has a simple rectangular shape, which simplifies the construction. House dimensions: width 8.4 m, length 10.5 m. The house is not wide, this allows you to place it in a very narrow area 11-15 m wide.

A modern flat roof is not widespread in individual construction in Ukraine, although it is much easier to build and cheaper than a traditional pitched roof with rafters and Mauerlat. In addition, a flat roof is built much faster than a traditional one. If necessary, it is convenient to place photovoltaic panels - “solar panels” on a flat roof.
In front of the house is a large porch measuring 4 x 2m. Functionally, the porch can be used for relaxation, like a small terrace with a bench or a pram, or for storing a bicycle and sled. The porch is protected from precipitation by the balcony located above. To reduce heat loss, the entrance to the house through the vestibule is 2.4 m2. From the vestibule we can go into the boiler room and the hallway. The boiler room has an area of ​​3.2m2. The entrance hall is quite spacious, it has an area of ​​7.4 m2.

To the left of the front door there is a staircase to the second floor under which there is space for arranging a small utility pantry. To the right of the entrance is a living room of 10.7 m2, which is supposed to be used as a small bedroom or study. Near the stairs, the bathroom is 4.7 m2, with a toilet, washbasin and shower.

Direct kitchen combined with living room. The total area of ​​the room is 30m2. In the corner of the living room is a fireplace. As a chimney, it is planned to use a stainless pipe with a diameter of 200 mm with thermal insulation from mineral wool. On the second floor, the pipe is in the corner of the bedroom in a plasterboard box. In order to maintain heat on the pipe, it is necessary to install an airtight valve. For a fireplace, it is necessary to use a steel or cast iron firebox with glass doors weighing 150-200 kg.

The kitchen sink is located near the wall of the bathroom, which makes it possible to make the sewer pipe straight, and this reduces the likelihood of clogging, and reduces the length of the sewer and water pipe. On the second floor there are three bedrooms with an area of ​​11.2 m2, 12 m2 and 16.5 m. One bedroom provides access to a balcony of 7.6 m2. The balcony is covered with a roof. In the other two bedrooms, the so-called “French” balconies are designed, that is, in the outer walls there are large openings in which there are balcony doors with a fence. The bathroom on the second floor contains a bath, toilet, washbasin and washing machine.

The area of ​​the bathroom is 5.6 m2. In the bathrooms on both the first and second floors there is natural lighting - windows are designed. Near the bathroom is a dressing room 6m2.

For heating and hot water supply in the boiler room, the possibility of using a gas boiler with a capacity of 24 kW is provided. The volume of the boiler room is 8.8 m3 (7.5 m3 is enough by standards), the room has a window and a smoke and ventilation duct. More modern and economical is the use of a heat pump. In this case, the chimney and window become unnecessary. In addition, the heat pump is several times more efficient than other heating appliances. Using 1 kW of electric energy, the heat pump produces 4-5 kW of thermal energy, and in summer it can work as an air conditioner.

Ventilation from the heat generator, kitchen and bathrooms - natural with the use of ventilation ducts. Ventilation channels to the roof. Connect the sewer riser to the fan pipe and bring it to the roof. Water supply to the house from the city water supply network or well. Enter a water pipe into the house under the foundation, at a depth of not less than 1.8 m. To treat wastewater, use a local treatment plant, or septic tank. The foundation is tape monolithic reinforced concrete. Foundations are designed for homogeneous, non-sagging soils and lack of groundwater. The construction of the foundation must be adjusted according to the results of geological surveys performed at the location of the house. In order to prevent subsidence of the base under the floor from under the house, remove the vegetative soil layer which is replaced by adding sand of medium grain size without impurities. The central wall of M 100 brick in M75 mortar has a thickness of 380 mm. A reinforced concrete monolithic belt is designed on the top of the walls on which the overlapping elements rest. For overlapping, it is planned to use standard reinforced concrete slabs that are produced at the construction industry plants.

Partitions of the first and second floors of aerated concrete blocks 100 mm thick. To process an internal surface of external walls with a primer and to plaster with cement and sand plaster. To plaster the central brick wall with lime plaster. Cover the partitions with gypsum putty. As the interior decoration, you can use the usual materials: wallpaper, painting or tile.

In case of external insulation of the walls, veneer with 150-200 mm heat-insulating plates and cover with decorative plaster according to the current technical conditions. Overlap the second floor to insulate polystyrene with a thickness of 350-400mm. From above, arrange a cement-sand screed 50 mm with the necessary slopes towards the water intake. Glue the bitumen-polymer membrane of the "spolimod" type onto the screed.
